Selling your home can be an exciting time, especially if you succeed in making a profit from the sale. Regardless of your reason to sell, it is always wise to do everything you can to potentially increase the sale price of your property. Here are four tips that can increase the value of your home prior to selling that won’t cost you a fortune to accomplish. 

1. Paint

One of the most affordable ways to improve the look and feel of your home, applying a fresh coat of paint can instantly transform any space. If your home currently has dark shades of paint on the walls, applying light paint colours can give the impression of space. It can also help to remove marks and provide a clean and fresh appeal to the interior. You may want to consider painting the exterior as well if you can afford it. It may be expensive, but if your exterior is looking rundown it can make a big difference to those first impressions. 

2. Declutter

You need to be presenting your home to potential buyers as something that they can imagine owning. Which means depersonalising it. Removing photos, personal knick-knacks and other such décor items, makes it easier for potential buyers to imagine their own belongings there. Decluttering your home will also help it to look bigger and easier to fit their belongings.  

3. Landscaping

If your garden is looking tired, just like a good coat of exterior paint, you are going to want to fix that first impression.  Overgrown or dying gardens are not appealing, so spend a bit of time bringing things back to life and trimming plants back. Weed the garden, mow the lawn and dispose of any junk that has found its way into your yard. It can make a big difference to potential buyers.  

4. Update

Simple upgrades to your home are another great way to increase its value without spending too much. Some might choose to undergo major renovations, you can make minor changes that still provide major rewards. This might include updating kitchen and storage cupboards with fresh paint and adding new modern handles, re-grouting bathroom tiles and/or updating lighting fixtures. Simply upgrades are a great way to increase your chance of achieving a strong sale price.
